Homebuyer’s Checklist

1.      Get a copy of your Credit Report and review it for accuracy.

 

2.      Secure a Lender. Get at least three (3) quotes.

 

3.      Have your Lender prepare a Prequalification Letter that gives you the amount that you may borrow.  This will give your Realtor a price range to begin your search.

 

4.      Have your Lender prepare and submit loan commitment letters to your Realtor, the listing agent, and you.  This letter should be delivered within fifteen (15) days of acceptance.  Please give written permission for your Realtor to talk to your Lender.

 

5.      Earnest money.  If you know this is the home for you, earnest money should accompany your offer.  Also you can submit earnest money within five (5) days and still fulfill your offer.

 

6.      After acceptance of your offer to purchase, have the home professionally inspected and address all issues with your Realtor, the listing agent, and Seller.  Usually within fifteen (15) days of acceptance this inspection should be done.  Seller has the right to cure any defects in the property by a set date before closing.

 

7.      Home Owner’s insurance will need to be set up and verified in writing that you have an active policy for your new home.  A copy of your policy will be needed.

 

8.      Home Warranty insurance purchased by the Seller to protect you from any major appliance and/or furnace breakdown.  This warranty is for one (1) year.

 

9.      Set up a closing location.  This is usually set up by the Listing Agent, but can be changed.

 

10. Final walk through with the Buyer should happen within a day or two of closing.

 

11. The Closing!  The keys to your new home.  Congratulations!!
